Electrical Installation Condition Reports (EICR)

What is an EICR?

An electrical installation condition report (EICR) is an electrical inspection and test of your fixed wiring, carried out periodically, to assess the condition and compliance of the wiring within your premises to ensure it is functioning correctly and safely. An EICR is the best way to check for any issues which may be happening without your knowledge and rectify them before they cause any serious problems and adhere to national safety standards and the current BS7671 wiring regulations. Do I need an EICR?

Many house buyers request an EICR before exchanging contracts, it can be added value to your property as buyers know that all electrics are up to date and won’t require fixing. In addition, if you have had any major building works to your property since January 2015, you will be required to obtain Part P building regulations certificate to be passed on to your buyer. This covers everything from large works to minor electrical installations such as replacing a fuse box.

EICRs for private landlords

Under the Landlord and Tenants Act (1985), Landlords must ensure that the electrical installation in a rented property is safe from when tenants move in and throughout the duration of the tenancy. Since 2020, private landlords in England are required to have all electrical installations in their rental properties inspected and tested by a qualified electrician at least every 5 years. This includes landlords of single tenant dwellings and HMOs. Once the inspection is completed you will be issued with an EICR.

Landlords must supply a copy of the electrical safety report to their tenants before they move in and to the local authority if requested, within 7 days of receiving their request. In the event that remedial work is necessary, this work must be completed within 28 days and written confirmation of the remedial works from the electrician to the tenant and the local authority within 28 days of completion. After all necessary steps are taken and the EICR is issued, you should retain a copy of the report for the next inspection and test.
