What is a Rewire?

A rewire is the removal and replacement of all the electrical wiring in your property. This will improve electrical safety and eliminate any issues caused by your current electrics. Often faulty or poorly installed electrics/cables thought to be safe have been proven to be hazardous posing life threatening risks.

A full rewire consists of “first fix” followed by “second fix”. First fix work is completed before plastering and may involve lifting floorboards and skirting boards and chasing walls. Second fix involves the external elements such as light fittings, consumer unit and wiring of electric showers etc.

How Much Does a Rewire Cost?

The cost of a rewire varies depending on the property size, accessibility, and your personal requirements and modifications. The average cost for rewiring a 3-bedroom semi-detached house is £3,500. Paying for a full rewire isn’t an exciting investment but it will ensure that your family and property are safe. 

When do I Need a Rewire?

If your property is over 30 years old, it is likely that your electrics will need rewiring. To check, you can usually find some exposed wiring around the fuse box. Modern cabling is PVC insulated and usually white or grey. Any other type of wiring is outdated and risks degraded, dangerous wires.

If you are planning an extension, it is likely that you will need to update your wiring. Rewiring ensures additional loads are carried safely and meet the energy efficiency requirements of the building regulations.

What are the signs you might need a rewire?

Consumer Unit

If your consumer unit is dated, has ceramic style fuses, or if you often have blown fuses or tripping circuit breakers, your system can no longer handle the load needed for your home. 

Power

If you notice a faint smell of burning and unable to identify the source, there could be an electrical fault or small fire. Electric shocks when plugging in an appliance or fluctuations in power are also signs there could be a hidden problem.

Lights

Lights are an obvious visual sign that your home might need rewiring. If you notice your lights flickering or bulbs burning out in their sockets, there could be faulty wiring or circuits. 

Switches & Sockets

If your property has a mix of switch and socket styles, there could have been a partial rewire completed previously. If there is discolouration this could be a result of a loose connection or faulty wiring.
